Permits are required for most building works including extensions, alterations, verandahs, roofed pergolas, carports, garages, sheds, restumps, swimming pools, spas and some fences. Your building application should include an accurate site plan, floor plan, elevations and sections detailing the proposed construction, a copy of title and warranty particulars as a minimum. Depending on the project you may need to engage ‘professional consultant’ in preparing your documentation and issuing the building permit.
Numerous building surveying companies in the area are able to issue your building permit for your building project. Latrobe City Council does not actively pursue to issue building permits but does offer an advisory service. Some years ago the Building Regulations were reviewed and very few exemptions remain. Garden sheds with an area less that 10 m2, non structural maintenance work, repainting, reroofing, front fences less that 1.2 m high and the like are a few examples of work exempt from requiring a permit.
